Chairwoman Madeleine Carroll called the meeting to order at 6:30 p.m. in the Baroda Township Municipal Building Meeting Room. There was one audience members.

 

The minutes of November 9, November 18, and December 2, 2009 Planning Commission meetings were distributed and discussed.  The November 9 and November 18, 2009 Minutes were approved as presented by unanimous vote.  Tom Lippert called for corrections to the December 2, 2009 minutes, adding the updating of water lines on the Master Plan Map. Tom Lippert moved, seconded by Dave Schultz to approve the minutes as corrected.  Vote - All Yes. Motion Carried. 

 

Building Inspectors report – There was no Building Inspector’s report

 

Zoning Administrator’s report – Jim Pheifer reported that he had reviewed a Special Land Use Permit for the Makis for Old Shore Vineyards to run a small private sales winery on Browntown Rd.   The Planning Commission went over the plans application and site plans provided.  A public hearing was scheduled for Monday, January 11, 2010 during the regular Planning Commission meeting.

 

OLD BUSINESS – None.

 

NEW BUSINESS – Brian Wegener from Williams and Works presented the Master plan map developed and revised during the past several meetings.  There was much discussion about whether the commercial designation of the corridor on Shawnee Rd from Cleveland Ave. to Holden Rd.  should be changed to a mixture of residential and commercial uses, or to reduce the area of future commercial use. No change was made.

 

It was decided that Wendie Shafer would contact the Township assessor for information of the properties enrolled in PA116, and property tax foreclosures to update the Community profile section of the Master Plan.  Brian Wegener advised that the Planning Commission should develop some design guidelines particularly for commercial sites to be developed in the future commercial areas.

 

Tom Lippert moved, seconded by Dean Schmaltz to send the draft Master Plan to the Township Board for review and comment, the next step in the adoption process.  Vote – All yes.  M. C.

 

 

 

Dean Schmaltz received an ovation for this meeting marking his 22nd year as a member of the Baroda Township Planning Commission.

 

ADJOURNMENT – The meeting was adjourned by Madeleine Carroll at 8:p.m. p.m.  The next regular meeting of the Planning Commission is to be held on January 11, 2010.   The Commissioners enjoyed refreshments in celebration of Christmas.
