Chairwoman Madeleine Carroll called the meeting to order at 6:31 p.m. in the Baroda Township Municipal Building Meeting Room. There were three audience members.

 

The minutes of the June 8, 2009 Planning Commission meeting were distributed and discussed.  Tom Lippert moved, seconded by Tom Shafer to approve the minutes as presented.  Vote - All Yes. Motion Carried. 

 

Building Inspector, Howard Gaul reported Building Permits issued in the past month.

2009-09 Glen Lange- 7951 Holden Rd. Pole Barn 24’ X 36” - $14,000

2009-10 James Hemphill – 9728 Hills Rd. Front Deck and Steps –$ 8,000

 

Zoning Administrator, Jim Pheifer reported that he has reviewed plans for a Special Use Permit for The Baroda Church of God.  He submitted a letter to the Planning Commission spelling out several requirements that would need to be met should a Special Use Permit be approved.

             

UNFINISHED BUSINESS – The Planning Commission discussed a draft of an Ordinance for Campgrounds, including a Recreational Vehicle Condominium Resort.  There was much discussion of the points.  Several changes were recommended and will be forwarded to Steven VanSteenhuyse of Langworthy, Strader, Leblanc to make the requested changes and to answer questions concerning set backs and State regulations. Wendie is to ask the Twp. Assessor how the lots/ property will be taxed.

 

Tom Lippert asked if anything had been done about the Ornamental Glass sign on the corner of Shawnee and Cleveland.  Wendie said she would look into it.

 

Wendie Shafer reported that Brian Wegener from Williams & Works has received about 200 surveys back, and has compiled the information.  He has not run cross tabs and would like to present his findings at the next Planning Commission meeting. 

 

NEW BUSINESS – The Planning Commissioners reviewed site plans provided by Jim Pheifer for the Baroda Church of God.  It was the consensus that more information is needed, specifically the building height, seating plan, and an updated building plan drawn in conformance with the 2006 Building Code, in order to proceed with scheduling a public hearing for a Special Use Permit.  

 

ADJOURNMENT – The meeting Adjourned by Madeleine Carroll at 8:40 p.m.  The next regular meeting of the Planning Commission is to be held on August 10, 2009.
